1. The property

G Villa is a private villa in Kallmet, Tirana, let in its entirety to one group at a time. There is no reception and no areas shared with other guests. The villa has five bedrooms sleeping up to twelve people, two full bathrooms, a private pool, a BBQ area and veranda counter, and parking for ten or more cars inside the property.

2. Enquiries and confirmation

Every booking begins as an enquiry, sent through the form on this website, by phone or by WhatsApp. An enquiry is not a booking and holds no dates. Your booking exists once G Villa has confirmed it to you in writing, setting out the dates, the number of guests and the price, and the deposit below has been paid.

• A deposit of 50% of the total price is required to confirm a booking, and that deposit is non-refundable. Until it reaches us the dates stay available to other guests.
• The lead guest must be at least 18 years old and must be staying at the villa.
• The lead guest is responsible for everyone in the party and for the villa during the stay.
• Prices are quoted in EUR and confirmed in writing. The confirmed price is the price you pay.
• Special requests are noted but never guaranteed until confirmed in writing.

3. Arrival and departure

Check-in is from 16:00 and check-out is by 10:00. Arriving earlier or leaving later can sometimes be arranged, subject to the calendar and to prior agreement in writing.

Albanian accommodation rules require us to register the people staying, so please have a valid ID card or passport for each guest available on arrival.

4. Number of guests

The number of people staying at the villa must not exceed the number confirmed in your booking. Anyone not named in the confirmed booking may not stay overnight without our prior approval. If the party arriving is larger than the one confirmed, we may refuse entry or end the stay.

5. Events and gatherings

Parties and large gatherings are only permitted with prior approval from G Villa. We do host events, and the capacity for each is set when the event is confirmed, but any event has to be agreed in writing before you arrive. Booking the villa as a place to stay does not include the right to hold an event in it.

6. House rules

A copy of the house rules is at the villa and forms part of these terms. In short: respect the neighbours and keep noise levels low, especially after 23:00, and children must be supervised by an adult in the pool area at all times.

The pool, the garden and the BBQ area are not supervised and are used at your own risk. Please leave them as you found them.

7. Payment

A deposit of 50% of the total price is required to confirm a booking. The dates are held for you only once that deposit has reached us; until then they remain available to other guests. The deposit is non-refundable from the moment we receive it. The balance falls due as set out in your written booking confirmation, which forms part of these terms. We always tell you the full amount before you commit to anything, and nothing is charged through this website.

8. Cancellation

How to cancel, and what happens when you do, is set out in our Cancellation Policy, which forms part of these terms.

9. Damage and liability

The lead guest is responsible for the villa and everything in it during the stay. Damage beyond ordinary wear is charged at the cost of repair or replacement. Please tell us about breakages rather than leaving us to find them; accidents happen and are far easier to settle honestly.

G Villa is not responsible for the loss, theft or damage of personal belongings, or for injury arising from the use of the pool, the grounds or the BBQ, except where Albanian law makes us liable.

10. Refusing or ending a stay

We may decline a booking, or end a stay already underway, where these terms or the house rules are broken, where the villa or its neighbours are treated badly, or where more people are staying than were confirmed. Where we end a stay for one of these reasons, no refund is due.

11. Taxes

Prices include any taxes that apply, unless your booking confirmation says otherwise.

12. Governing law

These terms are governed by the law of the Republic of Albania. Any dispute we cannot settle between us is subject to the courts of Tirana.
